Finding an affordable home in southern Tenerife isn’t getting any easier, so a new development of 112 properties in Las Chafiras is likely to attract plenty of attention.
The Las Calandrias development, located on Calle Miguel Delgado Calcerrada in San Miguel de Abona, is scheduled for completion in 2027, with handover currently targeted for June.
The project will include one, two and three-bedroom apartments aimed at local workers, couples and families, particularly those employed in tourism, airport services and other industries across the south.
What can you expect for your money?
Advertised prices currently start at around €199,000, although the final cost depends on the size, layout and availability of each property.
A two-bedroom apartment in the development is being advertised at €252,000.
It’s worth making one thing clear. These are private-market asking prices, not guaranteed subsidised housing rates. The development is being marketed commercially and should not be confused with a government-funded social housing scheme.
Each home will include a private parking space, a storage room and an outdoor terrace. Properties on the first and second floors will also have separate utility rooms.
The buildings are designed with six apartments per entrance, which the developer says should provide greater privacy and reduce traffic through communal areas.
A handy location for workers in the south
Las Calandrias is around two minutes from the TF-1 motorway and less than ten minutes from Tenerife South Airport.
That makes it particularly convenient for people working at the airport, in nearby hotels or in the tourism and service industries across southern Tenerife.
Supermarkets, gyms, shops and other everyday facilities are also close by.
Depending on the position of the apartment, residents can expect views towards the Atlantic Ocean, Golf del Sur, Montaña Roja and the airport.
Los Cristianos, Playa de las Américas and Costa Adeje are also accessible by road, making the location useful for people working across several of the south’s main employment areas.
Energy-efficient homes with noise insulation
The development is being designed with energy efficiency and soundproofing in mind.
According to the developer, the apartments will feature double acoustic insulation between homes, along with additional insulation intended to reduce aircraft noise from the nearby airport.
The properties will also incorporate aerothermal water-heating systems and are designed to achieve an A energy-efficiency rating.
Insulation is intended to help maintain comfortable indoor temperatures without relying too heavily on air conditioning. If delivered as described, these features could help keep household energy costs down, although actual savings will depend on how each home is used.
When will the homes be ready?
Completion and handover are scheduled for 2027, with current property listings indicating a target of June.
As with any new-build purchase, buyers should confirm the latest construction timetable, the final specification and what is included in the advertised price before committing.
The starting price is also only part of the equation. Buyers will need to factor in purchase taxes, legal fees and other costs associated with buying a property in Spain.
Will 112 new homes make a difference?
Housing affordability remains a major concern across Tenerife, particularly in the south, where tourism creates substantial demand for accommodation.
Local workers are competing for homes in an area also influenced by holiday rentals, second homes and private investment. Adding 112 properties will increase the supply of residential housing in San Miguel de Abona, but it won’t solve the wider problem on its own.
The key question is whether local buyers can realistically afford the properties and secure suitable financing.
Still, for anyone looking to buy a new-build home close to the airport and the south’s main employment centres, Las Calandrias is one development worth keeping an eye on as it progresses towards its planned 2027 completion.
